Based on the Fylde Coast, we are a quick, easy and cost effective alternative to the Architect.
With over 30 years of industry experience our team will provide expert advice and guidance on all aspects of your project, from the initial design concept all the way through to construction completion.
We offer a range of packages for a range of services, producing drawings and documentation to obtain Planning and/or Building Regulations Approval.
So how does it all work?
It all depends on your existing property and proposal. Not all projects need permission to build and fall under Permitted Development Rights. However, its essential to gain approval through a building control application to ensure your project has been built correctly and in accordance with regulation.

CREATE AN ENQUIRY
Get in contact by clicking ENQUIRE NOW with a brief description of your proposal and some information about your property.
We will review this information and get back to you with advice on what process you will need to follow to ensure your proposal can be built. We have a number of fixed priced packages for each process, or alternatively we can discuss your project further and create a more detailed package specific to your project and requests. All costs are agreed and fixed at the beginning of every project, so there are no hidden fees.
SITE VISIT & CLIENT BRIEF
If you are happy to proceed, a site visit will be scheduled. Here a member of our team will discuss with you, your project in more detail, including scale, specific requirements and budget. They will also undertake an extensive measured survey, to ensure that any drawings produced are accurate for the purposes of planning approval, costing your project and ensuring your proposal meets regulation.
PRODUTION OF DRAWINGS
With the information collated from the site visit, we will proceed to produce the existing plans and elevations along with a concept portraying your vision. We will then give you the opportunity to critique the concept ensuring the concept meets your expectations. Once your satisfied with the concept, final drawings and documentation with be produced for submission.
SUBMISSION & APPROVAL
After all the relevant drawing and documentation has been produced, a project pack will be sent back to you for a final check, and then an application will be submitted to your local authority on your behalf and monitored during the decision process.
